Federal Home Loan Mortgage Association (Freddie Mac), Phase II
Recently occupied, Freddie Mac's second-phase building has expanded its headquarters
complex in McLean, Virginia. DNC utilized materials from the existing structure to develop
a new, more intricate aesthetic. The building consists of four office floors situated above a
landscaped terrace and an underground parking garage for 810 cars. To provide additional
area for required functions, the new building is connected to the first by a two-level skylight
link. The base of the link is used as a service court for both buildings. Prominently viewed
from the Dulles Toll Road, and accessed from Jones Branch Drive, visitors approach a
landscaped entry plaza and enter a two-story lobby. All parking is provided below grade in
the garage.
FDA-CDRH Laboratory Consolidation
JBG TrizecHahn commissioned DNC to design the renovation of an existing two-story, 60,000 square foot warehouse to meet GSA's requirements for a new laboratory and office space for three divisions of the FDA Center for Devices & Radiological Health (CDRH). In a two-phase process, DNC first modified the shell building, then developed and documented the laboratory and office improvements for FDA.
60 Columbia Corporate Center
This project will consist of a six story, 118,750 square foot building which will be the third building in this three building complex. All parking is provided for in the existing surface lots or in the existing parking garage. The only improvements to the garage which are related to this project are the placement of an "infill screening system" along the east end of the first floor. This will allow for the service courtyard to the west of the new building to be secured and visually screened from the garage.
Research Plaza
The project consists of two, five-story buildings, linked by a central drum that contained
the building entrance and a central receiving core on the first floor. Each floor consists of
approximately 50,000 RSF of space in a project, providing approximately 228,000 gross
square feet of space, with associated surface parking for approximately 835 cars.
To meet the aggressive budget, DNC proposed an efficient building configuration, with a skin-to-floor area ratio of .355 and an average skin cost of under $7.50/Building SF. The structural system utilized a very efficient 25' x 25' composite steel frame structure for all bays allowing for standardization in the layout of interior work environments.
